Listing Tips: Write a Great Listing

Homeowners can be at a disadvantage when it comes time to list their home. Any homeowner feels personal attached to their home and that can influence what they write in their listing since there is so much they want to say, pride does that. The first step when writing your listing is to remember to sell a showing, not your home. Listings don’t sell homes, at least not by themselves.

When brainstorming for ideas for writing your listing, here are some things to get you started:

  • What is your home’s top selling point, compared to nearby homes for sale?
  • Hit the top selling points in the first paragraph or two, they’ll be sure to come back later if the house fits their criteria.
  • Less is more. If buyers want to read a book, they can get one at the library.
  • The listing is not the place to tell the fascinating stories about your home.
  • When a buyer wants details, they will ask.
  • Listing cap is 250 words maximum.
  • Think of your listing as a personal add, hook the buyer and keep them wanting more.
  • And don’t forget the photos! Listing should have lots of photos.
  • Use bullet points. People’s eyes naturally focus on highlights or bullets.
  • When buyers are searching listings, they are looking for a specific set of details: location, bedrooms, bathrooms, square footage, lot size, and school district.

In the end, what sells your home is its location, size and condition. You could write the most descriptive copy in the world, but if your home doesn’t fit the buyer’s needs, they aren’t going to come see your house, let alone purchase it. Focus on creating a great listing and photos for the first impression and preparing/improving your home so it shows its best foot forward.
